| Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

This consent relates only to the works detailed in the submitted survey report (Aquafoss Environmental Preservation, dated 20.11.19) and the supplied internal layout sketch plan indicating the proposed areas of work.
Reason: To identify the approved plan/s and to avoid doubt. |

Notwithstanding the details submitted with the application any removal of timber wall framing undertaken as part of the work hereby approved shall be strictly limited to replacement, in brick, of the section of decayed sole plate adjacent to the external doorway of the property unless agreed otherwise in writing, and in advance, by the Local Planning Authority.
Reason: To ensure that the approved works are carried out in a manner fully appropriate to, and in safeguarding of, the traditional fabric and constructional character of this listed building (Section 16, NPPF) |

Notwithstanding the details submitted with the application any new brick to be introduced to the wall infill fabric as part of the works hereby approved shall be of a traditional strongly soft and porous type (such as a soft red variety), and shall be tied or toothed into the existing brick infill, where this is possible without disturbing the existing wall fabric or framing, and bedded using a traditional lime-based mortar mix only.
Reason: To ensure that the approved works are carried out in a manner fully appropriate to, and in safeguarding of, the traditional fabric and constructional character of this listed building (Section 16, NPPF) |

Notwithstanding the details submitted with the application the works hereby approved shall be completed with an appropriately porous ('breathable') finishing plaster and decorative finishes, unless agreed otherwise in writing, and in advance, by the Local Planning Authority.
Reason: To ensure that the approved works are carried out in a manner fully appropriate to, and in safeguarding of, the traditional fabric and constructional character of this listed building (Section 16, NPPF) |
