Conditions or Reasons:
1) The proposed development, by virtue of its poor design and prominant location, would result in development which would be unduly intrusive within the streetscene of Manor Close. The development would cause harm to the character of the streetscene and result in the overdevelopment of the site. This would be contrary to Policy DM3 of the Core Strategy and Development Management Policies (2009), Section 12 of the NPPF, and would be further contrary to design principles outlined within the Central Bedfordshire Design Guide (2014).
