Conditions or Reasons for Planning Application - CB/19/04053/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Before the development is first brought into use, details of the proposed planting are to be shown accurately on a Landscape Plan which is to be submitted to and approved in writing by the Local Planning Authority. Planting is to be as a double staggered row of bare root planting at 30cm centres with planting to be during the first dormant period October to March after construction works are completed. Any planting that fails within the first five years to be replaced.

Reason: To ensure a suitable quality of replacement planting. Chapter 12 and 15 NPPF.
3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 1915.01-Rev-B.

Reason: To identify the approved plan/s and to avoid doubt.
