Conditions or Reasons for Planning Application - CB/19/04082/FULL
Conditions or Reasons:
1) The proposal, by virtue of its size, scale, mass and bulk would form an unsympathetic addition that would dominate the original dwellinghouse as well as significantly unbalance the pair of semi-detached dwellings, causing harm to the character and appearance of the original dwelling, the pair of semi-detached properties and the wider streetscene, conflicting with policy DM3 of the Core strategy and Development Management Policies (2009), the Central Bedfordshire Design Guide and Section 12 of the National Planning Policy Framework.
2) Due to the siting of the rear aspect of the proposed development along the shared neighbouring boundary it would cause a harmful loss of light to a ground floor window serving a habitable room of neighbouring dwelling number 20 High Street, conflicting with policy DM3 of the Core Strategy and Development Management Policies (2009), the Central Bedfordshire Design Guide and Section 12 of the National Planning Policy Framework.
