Conditions or Reasons for Planning Application - CB/19/04085/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development shall not be occupied until details of the means of vehicular access, parking and turning areas, and the junction between the proposed service road and the highway, including materials and drainage, shall have been submitted to, and approved in writing by, the local planning authority; and shall thereafter be retained.

Reason: In the interests of highway safety and access.
3) A scheme shall be submitted for approval in writing by the Local Planning Authority indicating the positions, design, materials and type of boundary treatment to be erected. The boundary treatment shall be completed in accordance with the approved scheme before the buildings are occupied and be thereafter retained.

Reason: To safeguard the appearance of the completed development and the visual amenities of the locality.

4) The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.

Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF)
5) The development hereby permitted will be constructed in materials to match the existing dwellings No.1-4 Cookes Meadow unless otherwise agreed in writing with the Local Planning Authority.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality.

6) Prior to the occupation of the dwellings, the vehicular charging points shown on plan number 19-014 GF Rev D, 19-015 GF Rev D, 19-016 G Rev F and 19-017 G Rev G shall be fully installed.

Reason: To assist with the transition to low-emission vehicles in line with paragraph 110 of the National Planning Policy Framework (2019)
7) The development hereby approved shall be built with the final finished floor level to be within 250 mm of existing site levels shown on plan number 16788- Topo Sheet 2 unless otherwise agreed in writing by the Local Planning Authority.

Reason: To ensure that an acceptable relationship results between the new development and adjacent buildings and public areas.

8) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 16788-Topo-C Sheet 2, GR1 Rev M, GR2 Rev J, 19-015 Sec Rev B, 19-015-E1 Rev B, 19-015 GF Rev B, 19-015 FF Rev B, 19-015 E2 Rev B, 19-016 Sec Rev B, 19-016E1 Rev B, 19-016 GF Rev B, 19-016 FF Rev B, 19-016 E2 Rev B, 19-014 Sec Rev B, 19-014E1 Rev B, 19-014 GF Rev B, 19-014 FF Rev B, 19-014 E2 Rev B, 19-017 Sec Rev C, 19-017-E1 Rev C, 19-017 GF Rev C, 19-017 FF Rev C, 19-017 E2 Rev C, 19-016 G Rev F and 19-107 G Rev G.

Reason: To identify the approved plan/s and to avoid doubt.
9) No trees, shrubs or hedges within the site which are shown on plan number SK-NOR GR1 Rev M shall be felled, uprooted, wilfully damaged or destroyed, or removed without the prior written consent of the Local Planning Authority. Any trees, shrubs or hedges removed without such consent, or which die or become severely damaged or seriously diseased with five years from the completion of the development hereby permitted shall be replaced with trees, shrubs or hedge plants of similar size and species.

Reason: To ensure an acceptable standard of landscaping.
