Conditions or Reasons for Planning Application - CB/19/04144/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All maintenance, repairs and servicing of machinery and equipment associated with the use hereby permitted shall at all times be undertaken within the building on the site with the doors closed. The waste pump shall be housed within the building and the jet wash (s) shall be within the fully screened area as shown on the submitted drawings ref PL01A, PL02A, PL03C, PL04A.

Reason: To safeguard the amenities of the occupiers of neighbouring properties. (Section 12, NPPF)
3) No machinery shall be operated, no process shall be carried out and no deliveries taken at or dispatched from the site outside the following times: 0800 hrs to 1800 hrs Monday to Friday and 0800 hrs to 1300 hrs Saturdays , nor at any time on Sundays, Bank or Public Holidays.

Reason: To safeguard the amenities of the occupiers of neighbouring properties. (Section 12, NPPF)
4) Outside storage areas shall only be in accordance with the submitted drawings ref PL01A, PL02A, PL03C, PL04A. No goods, waste or other materials shall be stored, stacked or deposited outside the building to a height exceeding 2m from ground level within 2m of the boundary and 3 metres from ground level elsewhere within the storage areas shown on drawing ref. PL04A.

Reason: To safeguard the amenities of the occupiers of neighbouring properties. (Section 12, NPPF)
5) Within one month of the Local Planning Authority notifying the business of odour complaints,  an odour management plan shall be submitted to, and approved in writing by, the Local Planning Authority. The development hereby permitted shall be thereafter operated in accordance with the approved details.
Reason: To safeguard the amenities of the occupiers of neighbouring properties.
6) Any gates provided shall open away from the highway and be set back a distance of at least 5.0m from the nearside edge of the carriageway of the adjoining highway.

Reason: To enable vehicles to draw off the highway before the gates are opened. (Section 9, NPPF)
7) Before the premises are occupied all on site vehicular areas shall be surfaced in a stable and durable materials. Arrangements shall be made for surface water drainage from the site to soak away within the site so that it does not discharge into the highway or into the main drainage system.

Reason: To avoid the carriage of mud or other extraneous material or surface water from the site so as to safeguard the interest of highway safety and reduce the risk of flooding and to minimise inconvenience to users of the premises and ensure satisfactory parking of vehicles outside highway limits. (Section 9, NPPF)
8) A refuse collection point located at the site frontage and outside of the public highway and any visibility splays shall be provided. prior to the occupation of the new buildling and shall be retained thereafter.

Reason: In the interest of amenity and in order to minimise danger, obstruction and inconvenience to users of the highway and the premises.(Section 12, NPPF)
9) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 01, PL01A, PL02A, PL03C & PL04A.

Reason: To identify the approved plan/s and to avoid doubt.
