Conditions or Reasons:
1) The proposed development, by virtue of its design and prominant location,w ould result in development which would cause harm to the character and appearance of the rual setting. The fence represents an incongruous feature, set forward of an existing tree and hedge line that runs along the side of the A5, it is an uncharacteristic feature within this rural setting. The fence disrupts the existing hedge line's continuity, detracts the eye on a detrimental basis, and subsequently has an adverse impact on the rural character of the area.
This would be contrary to Policy DM3 of the Core Strategy and Development Management Policies for Central Bedfordshire (North), Section 12 of the NPPF, and would be further contrary to design principles outlined within the Central Bedfordshire Design Guide (2014).
