Conditions or Reasons for Planning Application - CB/20/00027/FULL
Conditions or Reasons:
1) The size, scale, form and design of the proposed dwelling would result in a dominant and conspicuous form of development which is out of keeping with and detrimental to the character, form and scale of existing built development in the setting. The proposed development is not therefore a high standard of design and therefore is considered as contrary to policy DM3 of the Core Strategy and Development Management Policies (2009), Section 12 of the National Planning Policy Framework (2019) and the Central Bedfordshire Design Guide (2014).
2) The siting and scale of the proposed development in relation to no 1 The Poplars and 12, 13 Chiltern Close results in a harmful overbearing impact, overlooking impact and loss of privacy to the living conditions of those neighbouring properties. The proposed development is not therefore a high standard of design and layout which does not respect the living conditions of existing properties and is therefore contrary to policy DM3 of the Core Strategy and Development Management Policies (2009), Section 12 of the National Planning Policy Framework (2019) and the Central Bedfordshire Design Guide (2014).
