Conditions or Reasons for Planning Application - CB/20/00036/FULL
Conditions or Reasons:
1) The site lies within the South Bedfordshire Green Belt and the proposed extensions by reason of their excessive scale and prominent siting, taken together with the previous extensions to this property, would result in a dwelling extended to a cumulatively disproportionate degree having regard to the level of restraint appropriate within the Green Belt. The proposal therefore represents inappropriate development, harmful to the openness of the Green Belt, and contrary to the advice contained within Chapter 13 of the NPPF.
2) The proposal would be unacceptable by virtue of the harm caused by the loss of a non Designated heritage asset which has stood next to the host dwelling for a signficant number of years and is within the Husborne Crawley Conservation Area. The outbuilding is considered to have a positive contribution to the Conservation area. The public benefits put forward do not outweigh the harm caused to the Conservation Area and would therefore not comply with Section 16 of the NPPF and Policies CS15 and DM15 of the North Core Development Strategy (2009). The demolition of the building has not beeen appropriately justified. The harm is not considered to outweigh the benefits of the Non Designated Heritage Asset and would also not comply with Section 16 of the NPPF and Policies CS15 and DM15 of the North Core Development Strategy (2009).
