Conditions or Reasons for Planning Application - CB/20/00111/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 101/A, 201/B and 301/C
Reason: To identify the approved plan/s and to avoid doubt.
3) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

4) Finished floor levels shall be set no lower than 150 mm above ground level. Upon completion of the works written confirmation shall be provided to the Local Planning Authority of the surface water drainage and flood mitigation measures to be incorporated into the development. These shall be supported by detailed drawings and ground investigation results; that no existing surface water flows or drainage are impeded or altered by the development; with the arrangements in place to secure long term maintenance. Only the approved details shall be implmented.

Reason: To reduce the risk of flooding to the proposed development and future occupant
