| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Section 12, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers DD 19/122.1 B.
Reason: To identify the approved plan/s and to avoid doubt. |

The privacy screens around the balcony shown on drawing no. DD 19/122.1 B shall be installed in accordance with the details on the approved plan and for the avoidance of doubt shall be obscured glazed and maintained in perpetuity.
Reason: To safeguard the privacy of occupiers of adjoining properties (Section 12, NPPF) |

Prior to development, a Tree Protection Plan and an Arboricultural Method Statement, prepared by a suitably qualified arboriculturist, shall be submitted to the Local Planning Authority for approval, showing appropriate ground protection measures, and physical trunk protection, to be used around the mature Wellingtonia tree located in the front garden. The ground protection measures shall fully comply with the requirements of BS 5837 : 2012 "Trees in relation to design, demolition and construction -Recommendations". The approved Tree Protection Plan and Arboricultural Method Statement shall then be implemented in strict accordance with the required sequence of operations, with the appropriate ground andtrunk protection erected before the commencement of construction, including demolition, which shall then remain securely in position throughout the entire course of development works.
REASON To ensure the protection of the Wellingtonia tree from ground compaction damage and physical damage to its trunk, caused by construction access, development activity and material storage, around the Root Protection Area of this tree. |
