| Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

None of the components, members or elements comprising the structural timber frame and fabric including the infill panel material, stave or wattle & daub or brick, stone &plaster of the building shall be cut, damaged, altered or otherwise changed other thanthose parts specifically identified within the submitted details. No sandblasting or anyother abrasive cleaning shall take place
Reason: To ensure that the special architectural or historic interest of the building orstructure, its character and appearance is properly preserved, maintained and enhanced, inaccordance with standard conservation good practice. (Section 16, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers numbers: 091/PR/220/E, 091/EX/001, 091/PR/221/D, 091/PR/201/D, 091/PR/201/E, 091/PR/200, 091/EX/101, 091/EX/121 and 091/EX/120.
Reason: To identify the approved plan/s and to avoid doubt. |

Notwithstanding the details submitted with the application, details of the materials to be used for the external walls and roofs of the development hereby approved have be submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.
Reason: To control the appearance of the building in the interests of the visual amenities of the locality.

Notwithstanding the approved plans, all making good of the existing building shall becarried out in materials and finishes which closely match, like-for-like, those historic materials and finishing details used in the existing building or structure, to accord with usual conservation good practice unless otherwise agreed in writing by the LocalPlanning Authority
Reason: To ensure that the special historical and architectural interest and integrity of the listed building is conserved and maintained in accordance with standard conservation good practice, local policies and the NPPF (Section 16).· |
