| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

No development shall take place above slab level, until details of the car parking area for two vehicles on the site, consisting of layout, drainage and surfacing material, has been submitted to and approved in writing by the Local Planning Authority. The details shall include arrangements for surface water drainage from the car parking area to be intercepted and disposed of separately so that it does not discharge into the highway. Thereafter the car parking area shall be constructed in accordance with the approved details prior to the enlargement to the dwellinghouse being first brought into use.
Reason: In order to ensure the enlarged dwellinghouse would be served by an acceptable number of car parking spaces, as well as to ensure surface water from the car parking area would be acceptably drained, in order to minimise danger, obstruction and inconvenience to users of the highway. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers SRB/KPC/19/001 Rev B, SRB/KPC/19/009 Rev A, SRB/KPC/19/006 Rev B, SRB?KPC/19/008 Rev B, SRB/KPC/19/011, SRB/KPC/19/010, SRB/KPC/19/007, SRB/KPC/19/005, SRB/KPC/19/004, SRB/KPC/19/002, SRB/KPC/19/012, SRB/KPC/19/003.
