Conditions or Reasons for Planning Application - CB/20/00374/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No development shall take place above slab level until the following details are submitted to and approved in writing by the Local Planning Authority and shall be carried out in full
accordance with such approved details:
Samples of materials to be used in the external finishes of the development hereby approved.
Drawings of all new proposed doors and window to a scale of 1:10 or 1:20, together with a specification of the materials and finishes. Details provided should clearly show a section of the glazing bars, frame mouldings, door panels, the depth of the reveal and arch and sill details.

Reason: To ensure that the proposed development is carried out in a manner that safeguards the historic character and appearance of the Listed Building
3) All new doors and windows shall be made of timber unless otherwise agreed in writing by the Local Planning Authority and shall be retained thereafter.

Reason: To safeguard the special architectural and historic interest of this statutorily listed building in accordance with the Local Plan and National Planning Policy Framework (section 16).
4) Notwithstanding the approved plans, all new rainwater goods shall be of black painted [cast iron/aluminium] and shall be retained thereafter.

Reason: To safeguard the special architectural and historic interest of this statutorily listed building. (Section 16, NPPF)
5) None of the components, members or elements comprising the structural timber frame and fabric - including the infill panel material, stave or wattle & daub or brick, stone & plaster - of the building shall be cut, damaged, altered or otherwise changed - other than those parts specifically identified within the submitted details. No sandblasting or any other abrasive cleaning shall take place.

Reason: To ensure that the special architectural or historic interest of the building or structure, its character and appearance is properly preserved, maintained and enhanced, in accordance with standard conservation good practice. (Section 16, NPPF)
6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 19.374-P2, and 19.374-P1.

Reason: To identify the approved plan/s and to avoid doubt.
