| Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external materials and finishes in respect of the plinth brick and garden wall brick, rainwater goods, roof tile, ridges, external chimney walls and chimney pots of the dummy chimney shall accord with the details provided in the Discharge of Conditions Statement Rev B.
Reason: To safeguard the historic significance and traditional character of this listed building by ensuring that the approved development is finished externally with complimentary materials. (Section 16, NPPF). |

All new windows and external doors proposed to be installed as part of the development hereby approved shall be of painted timber construction and sall comply with the details provided in the Discharge of Conditions Statement Rev B.

The window and door installations to the external envelope of the building shall be in accordance with the detail provided in the Discharge of Conditions Statement Rev B.

The method of incorporation of the roof structure of the approved extension with the existing roof structure to be retained shall be in accordance with the Discharge of Conditions Statement Rev B.
