Conditions or Reasons for Planning Application - CB/20/00453/LB

Conditions or Reasons:

1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

2) This consent relates only to the details shown on the submitted plans, numbers CBC/001, CBC/002 & CBC/003 Rev A (Pages 1-12 inclusive).

Reason: To identify the approved plans and to avoid doubt.

3) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

4) Notwithstanding the details submitted with the application the roof covering of the development hereby approved shall be of a traditional clay tile and clay ridge form which shall match as closely as possible the roof covering of the host existing extension structure unless otherwise agreed in advance of roof cover installation, and in writing, by the Local Planning Authority.
Reason: To ensure that the approved works are carried out in a manner that safeguards the significance and traditional character of this listed building and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF)

5) Notwithstanding the details submitted with the application the final decorative colour of the external render wall finishes of the development hereby approved shall match as closely as possible the white base colour of the remainder of the dwelling house unless otherwise agreed in advance of decorative colour application, and in writing, by the Local Planning Authority.
Reason: To ensure that the approved works are carried out in a manner that safeguards the significance and traditional character of this listed building and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF)

6) Notwithstanding the details submitted with the application the colour of the extraction fan external vent cover hereby approved shall be white to match the background colour of the external wall to which it is to be mounted and the vent cover shall be located as shown on the approved drawings unless otherwise agreed in advance of installation, and in writing, by the Local Planning Authority.
Reason: To ensure that the approved works are carried out in a manner that safeguards the significance and traditional character of this listed building and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF)
