Conditions or Reasons:
1) The proposed development, by virtue of its excessive and bulky scale, height and projection would dominate the existing rear roof slope and would constitute an unsympathetic addition to the dwelling. The proposal would not be subservient within the roof slope, would be out of character within the surrounding location and would cause harm to the character and appearance of the Conservation Area, contrary to policies BE8 and H8 of the South Bedfordshire Local Plan Review 2004 and section 12 and 16 of the NPPF.
