| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 2002 01 Rev A (2) dated 20 3 20, red line site location plan on 2002/ 01 and arboricultural implications assessment dated 16/04/2020.
Reason: To identify the approved plan/s and to avoid doubt. |

Prior to the above ground construction and notwithstanding the details submitted with the application, details of the materials to be used for the external windows,doors, walls, roofs and rainwater goods of the proposed building/s shall be submitted to and approved in writing by the Local Planning Authority. The development/work shall be carried out only in accordance with the approveddetails. Reason: To ensure that the development/work is in keeping with the existing building. (Section 16, NPPF) |

Notwithstanding the details submitted with the application, and prior tocommencement of the constructional phase of the development hereby approved, drawn section details at a scale between 1:10 and 1:20 as appropriate clearly demonstrating the following shall be submitted to and approved in writing by the Local Planning Authority: and the approved development shall be undertaken thereafter strictly in accordance with the approved details.- the relationship of timber weatherboard cladding, wall insulation and wallframing, as appropriate, to any face brick and plinth structure Reason: To ensure that the development hereby approved is detailed appropriately with due regard to the traditional character of the listed building and/or Conservation Area in which the building is located (Section 16, NPPF) |

·All new doors and windows shall be made of timber unless otherwise agreed in writing by the Local Planning Authority and shall be retained thereafter .Reason: To safeguard the special architectural and historic interest of this statutorily listed building in accordance with the Local Plan and National Planning Policy Framework (section12). |

Notwithstanding the approved plans, all new rainwater goods shall be of black painted[cast iron/aluminium] and shall be retained thereafter. Reason: To ensure that the development hereby approved is undertaken with due regard to,and in safeguarding of, the traditional character of the listed building and/or Conservation Area in which the building is located (Section 16, NPPF) |

Notwithstanding the details submitted with the application, the timber weatherboard cladding to be installed as part of the development hereby approved shall be of recognised traditional dimensions and profile unless agreed otherwise in writing, and in advance of installation, by the Local Planning Authority .Reason: To ensure that the development hereby approved is undertaken with due regard to, and in safeguarding of, the traditional character of the listed building and/or Conservation Area in which the building is located (Section 16, NPPF) |

Prior to development (including demolition), all tree protection fencing shall be erected in strict accordance with the build specification, and fencing positioning, as being shown and specified on the Tree Protection Plan (Drawing No. 20_5837_03_06 Rev 2), with the protective fencing then remaining securely in position throughout the entire course of development works.
REASON: To ensure the protection of Trees T2 and T3 from all development activity (including demolition), by the creation of a construction exclusion zone around the trees, so as to ensure their health, stability and amenity value. |

The building shall only be used for purposes incidental to the enjoyment of the dwelling and not as a separate self contained dwelling unit or for any business purposes.
Reason: To prevent the introduction of an inappropriate use harmful to the residential character of the area. (Section 12, NPPF) |
