Conditions or Reasons for Planning Application - CB/20/00520/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No development shall commence until details of the existing and final ground and slab levels of the building hereby approved have been submitted to and approved in writing by the Local Planning Authority. Such details shall include sections through both the site and the adjoining properties, the location of which shall first be agreed in writing with the Local Planning Authority. Thereafter the site shall be developed in full accordance with the approved details.

Reason: To ensure that an acceptable relationship results between the new development and adjacent buildings and public areas.

3) All external works hereby permitted shall be carried out in accordance with the details provided in the application.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with appropriate materials in the interests of the visual amenities of the locality.

4) No dwelling hereby approved shall be first occupied until a new 1.8m high close boarded fence has been erected along the shared boundary with No 9 Albert Place as annotated on drg SE3249/2E. The boundary treatment shall thereafter retained.

Reason: To safeguard the appearance of the completed development and the visual amenities of the locality and protect residential amenity.

5) Notwithstanding the provisions of Part 1, Class A of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no extensions to the building hereby permitted shall be carried out without the grant of further specific planning permission from the Local Planning Authority.

Reason: To control the external appearance of the building in the interests of the amenities of the area and protect residental amenity.

6) The following details within the red and blue land shall be submitted to and approved in writing by the Local Planning Authority, and shall be implemented in accordance with the approved details prior to occupation of the dwelling hereby approved;

The parking area annotated as such at the frontage of no. 9 shall be omitted and located elsewhere within the site
The bin store for no. 9 shown within the parking area shall be located elsewhere
The parking provision for the existing dwelling (no. 9)
The location of the gates

Reason
To provide adequate access into/from the site, adequate on site parking provision and access thereto, and adequate turning area for a service/delivery vehicle to turn and leave the site in forward gear
7) The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.

Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF)
8) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers OS site location plan, SE3249/2E, SE3249/3A.

Reason: To identify the approved plan/s and to avoid doubt.
