Conditions or Reasons for Planning Application - CB/20/00542/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: Site location plan 1:1250, Block Plan 1:500, MMP/01PL/PA03 (existing elevations), MMP/01PL/PA04/A and MMP/01PL/PA05A/A (proposed) dated 2/7/2020.

Reason: To identify the approved plan/s and to avoid doubt.

Prior to the annex being occupied, the three parking spaces in the location indicated shall be retained for the perpetuity of the development unless otherwise agreed in writing by the local planning authority

Reason
To provide adequate on site parking clear of the public highway and to avoid obstruction and inconvenience to users of the public highway
5) The development hereby permitted shall only be used as an annexe/extension to the dwelling known as 1 Park Lane, Henlow and shall not be occupied as a separate or self-contained dwelling unit.

Reason: To prevent the establishment of a separate residential unit.

6) The first floor dressing room window in the south facing elevation of the development hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through them it all times and shall be non-opening, unless the parts of the window which can be opened are more than 1.7m above the floor of the room in which the window is installed. No further windows or other openings shall be formed in the north, south, east or west facing elevations at first floor level. .

Reason: To safeguard the privacy of occupiers of adjoining properties
