Conditions or Reasons:
1) The proposed garage, by reason of its excessive height, bulk, depth and flat roof, represents a poor design, which would appear out of keeping with the existing property and harmful to the character of the the surrounding area. As such the proposal would be contrary to policies BE8 and H8 of the South Bedfordshire Local Plan 2004, the Central Bedfordshire Design Guide 2014, and the NPPF 2019.
2) Having regard to the excessive height and depth, siting and poor design of the proposed garage, the proposal would appear overbearing to both neighbouring properties and be harmful to their visual amenity, contrary to policies BE8 and H8 of the South Bedfordshire Local Plan 2004, the Central Bedfordshire Design Guide 2014, and the NPPF 2019.
