Conditions or Reasons for Planning Application - CB/20/00722/FULL
Conditions or Reasons:
1) The proposed erection of a house in this edge of village position will by reason of its large size, design and siting in this prominent location cause harm to the heritage asset of the Ridgmont Conservation Area as well as the setting of the Estate row of cottages. It would detract from the significance of this group of buildings, which are considered to be a Non Designated Heritage Asset. The open area of car parking to the front of the proposed house will also have an adverse impact on the character of the Conservation Area. This will be in conflict with policies CS15, DM3 and DM13 of the Core Strategy and Development Management Planning Document dated 2009, the adopted Central Bedfordshire design guide and the NPPF.
2) The erection of a dwelling in this location at the edge of the village does not constitute infill development and is therefore in conflict with planning policies DM3 and DM6 in the Core Strategy and Development Management Planning Document dated 2009. It will appear as an extension of development into the open rural surroundings at the edge of the village to the detriment of the visual amenities of the area and harmful to the openness of the Green Belt in conflict with policy DM6 of the Core Strategy and Development Management Planning Document dated 2009, and the NPPF.
