Conditions or Reasons:

1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC/001, CBC/002 & CBC/003 Rev A (pages 1-12 inclusive).

Reason: To identify the approved plan/s and to avoid doubt.

3) Notwithstanding the details submitted with the application the roof covering of the development hereby approved shall be of a traditional clay tile and clay ridge form which shall match as closely as possible the roof covering of the host existing extension structure unless otherwise agreed in advance of roof cover installation, and in writing, by the Local Planning Authority.
Reason: To ensure that the approved works are carried out in a manner that safeguards the significance and traditional character of this listed building and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF)

4) Notwithstanding the details submitted with the application the final decorative colour of the external render wall finishes of the development hereby approved shall match as closely as possible the white base colour of the remainder of the dwelling house unless otherwise agreed in advance of decorative colour application, and in writing, by the Local Planning Authority.
Reason: To ensure that the approved works are carried out in a manner that safeguards the significance and traditional character of this listed building and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF)

5) Notwithstanding the details submitted with the application the colour of the extraction fan external vent cover hereby approved shall be white to match the background colour of the external wall to which it is to be mounted and the vent cover shall be located as shown on the approved drawings unless otherwise agreed in advance of installation, and in writing, by the Local Planning Authority.
Reason: To ensure that the approved works are carried out in a manner that safeguards the significance and traditional character of this listed building and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF)
