Conditions or Reasons for Planning Application - CB/20/00900/FULL
Conditions or Reasons:
1) The erection of the garage on the north and visually prominent elevation of the house will appear as a harmful intrusion of development into a larger open area of grass on this site and adjacent sites to the detriment of the character and appearance of the wider street scene. This will be in conflict with planning policy DM3 of the Core Strategy and Development Management Planning Document dated 2009 and Central Bedfordshire design guide on House Extensions and Alterations.
2) The proposed development if permitted would remove the access to no. 24 Court Road, making the site and parking areas/garage inaccessible and would lead to an increase in on street parking, thereby resulting in unacceptable traffic congestion and additional hazards to users of the highway, and obstruction to the junction with Rectory Lane contrary to Policy DM3 of the Core Strategy and Development Management Policies for Central Bedfordshire (North)
