Conditions or Reasons:
1) The proposal, by virtue of its siting, form and design would represent a cramped form of development that would not reflect the pattern of development or build line within the streetscene of Gravel Pit Road. The proposal, due to its form and siting would appear conspicuous and out of keeping with the character and appearance of the street scene. Moreover, the proposal would be sited within close proximity to neighbouring residential properties and would create a harmful overbearing impact on neighbouring dwellings, numbers 59 Elmwood Close and 1 Ash Close. Therefore, the proposal is not considered to be a high standard of design or layout and is contrary to policies CS14 and DM3 of the Core Strategy and Development Management Policies, the Central Bedfordshire Design Guide and section 12 of the National Planning Policy Framework (2019).
