Conditions or Reasons:
1) The proposed development by reason of its siting, scale, form and design will result in a cramped form of development, out of keeping with and detrimental to the character, appearance and pattern of development in the street scene. The development will, in addition, result in a poor relationship with adjoining residential development 31 and 33 Trinity Road and result in a harmful overbearing impact on number 31 Trinity Road. The proposed development is not therefore a high standard of design and layout and is contrary to policy DM3 of the adopted Core Strategy and Development Management Policies (2009), The Central Bedfordshire Design Guide 2014 and Section 12 of the National Planning Policy Framework (2019).
