Conditions or Reasons:
4) Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, full details, including dimensions and proposed locations, of any external flues, vents or extraction equipment proposed to be installed to the building to be converted shall be submitted to and approved in writing by the Local Planning Authority and the approved development shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To ensure that the development is carried out in a manner that safeguards the historic significance and traditional character of this listed building and to safeguard the character and appearance of the Conservation Area in which it is located.

5) Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, drawn section details at a scale between 1:10 and 1:20 as appropriate clearly demonstrating the following shall be submitted to and approved in writing by the Local Planning Authority:

- the relationship of timber weatherboard cladding, wall insulation and wall framing, as appropriate, to any face brick and plinth structure

- the relationship of the window and door installations hereby approved to the external envelope of the building

The development shall thereafter be carried out only in accordance with the approved details.

Reason: To ensure that the development is carried out in a manner that safeguards the historic significance and traditional character of this listed building and to safeguard the character and appearance of the Conservation Area in which it is located.
