No work shall commence on the external finishes of the dwellings until samples of the materials to be used in the construction of the external surfaces, have been submitted to and approved in writing by the Local Planning Authority. Those materials shall be supplied to the site. The development shall thereafter be carried out in accordance with the approved details.
Reason: To control the appearance of the building in the interests of the visual amenities of the locality.(Section 12, NPPF) |

Prior to the occupation of the development, details should be submitted setting out measures for the integration of bat and bird bricks to be approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.
Reason: In the interests of biodiversity and to accord with Section 15 of the NPPF. |

Prior to the construction of vehicular parking areas associated with the approved dwellinghouse, a scheme for the charging of electric vehicles shall be submitted to and approved in writing by the Local Planning Authority. Subsequently, the development shall be completed in accordance with these approved details.
Reason: To assist with the transition to low-emission vehicles in line with paragraph 110 of the National Planning Policy Framework (2019) |

Details of a refuse collection point located at the site frontage, not within the public highway or any visibility splays, shall be submitted to and approved by the Local Planning Authority prior to the occupation of any dwelling. The scheme shall be fully implemented prior to occupation of any dwelling and shall be retained thereafter.

Prior to the occupation of any dwelling on the site, a scheme for the provision of waste receptacles for each dwelling shall be submitted to and agreed in writing by the Local Planning Authority. The receptacles shall be provided before occupation takes place.
Reason: In the interest of residential amenity and to reduce waste generation in accordance with the Council's Minerals and Waste Local Plan 2014, Policy WSP5 and the adopted SPD "Managing Waste in New Developments" (2006) and Sections 2 & 12, NPPF. |
