Conditions or Reasons:
1) The proposed rear extension, by virtue of its siting and flat roof design, would not positively contribute to the character and appearance of the area, and would appear as a prominent and dominating feature both on the dwellinghouse which is a corner plot and within the streetscene. The proposal would subsequently detract from and cause harm to the character and appearance of the area. The proposal is therefore contrary to Policy DM3 of the Core Strategy Development Management Policies, Section 12 of the National Planning Policy Framework, and Section 7.03.11 and section 7.03.19 of The Central Bedfordshire Design Guide (2014).
