The development hereby approved shall be constructed in accordance with the materials stated on application form.

Within three months of the date of this planning permission, a Tree Protection Plan and an Arboricultural Method Statement shall be submitted to and approved in writing by the Local Planning Authority. Development shall proceed in accordance with the agreed Plan and Statement.
To ensure that all construction activity remains on the existing hard surfacing, and does not extend beyond this onto the existing landscaped areas, thereby preventing a risk of compaction damage to the roots and therefore health of surrounding trees. (Section 12, NPPF February 2019) |

The two proposed windows, serving a bedroom, in the first floor south west side elevation, facing towards No. 94 West Hill, of the dwelling hereby approved shall be permanently fitted with obscured glass of a type to substantially restrict vision through them at all times and shall be non-opening, unless the parts of the windows which can be opened are more than 1.7m above the floor of the room in which the windows are installed.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no additional windows to those shown on approved plan 905 2 Rev R, shall be inserted in the first floor rear and side elevations, facing towards Nos. 92 and 94 West Hill, of the dwelling hereby approved without the grant of further specific planning permission from the Local Planning Authority.
Reason: To protect the privacy of neighbouring residents. (Section 12, NPPF February 2019) |

Notwithstanding the provisions of Part 1, Classes A, B and C of Schedule 2 to the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no extensions, or alterations to the roof of the dwelling hereby approved, shall be carried out without the grant of further specific planning permission from the Local Planning Authority.
Reason: To control the development and to protect the openness of the Green Belt. (Section 13, NPPF February 2019) |
