Conditions or Reasons for Planning Application - CB/20/01432/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The new detached garage is to be constructed in accordance with the following materials unless otherwise agreed in writing with the Local Planning Authority:
hand-made clay tile or pantile or similar for the roof. Concrete tiles are not acceptable;
hand-made bricks;
Black metal railings.

Notwithstanding the details submitted, no development above slab level until details of the materials have been submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with the written approval.

Reason: To safeguard the appearance of the completed development in the interests of the visual amenities of the locality and the conservation area in accordance with policies DM3 and DM13 of the Core Strategy and Development Management Policies (2009).
3) Notwithstanding the details submitted, no development above slab level until details of the conservation style rooflights have been submitted to and agreed in writing with the Local Planning Authority. The development shall be carried out in accordance with the approved details.

Reason: To safeguard the character and appearance of the conservation area and to accord with National Planning Policy Framework and standard conservation good practice in accordance with policies DM3 and DM13 of the Core Strategy and Development Management Policies (2009).
4) The development hereby permitted shall only be used as an annexe to the dwelling known as 71 Park Lane, Henlow and shall not be occupied as a separate or self-contained dwelling unit.

Reason: To prevent the establishment of a separate residential unit. (Section 12, NPPF)
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers MMS-PL71-PA01 Rev A, CBC-001, CBC-002.

Reason: To identify the approved plan/s and to avoid doubt.
