| Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Notwithstanding the details submitted with the application, a full selection of external material samples, including face brick, rainwater goods, glazed link roof covering, roof tile and ridge pieces proposed to be used in respect of the development hereby approved, showing direct comparison with existing brickwork (either the existing outbuilding or main house) or roof coverings to be matched, as appropriate, shall be provided for consideration by, and the written approval of, the Local Planning Authority prior to the commencement of any work of construction on site either by way of :- i) a full samples assemblage, including comparisons with materials to be matched, as appropriate, and new materials identified by manufacturer's product name, made available on site for Local Planning Authority inspection ii) a full photographic materials schedule submission, including comparisons with materials to be matched, as appropriate, and new materials identified by manufacturer's product name. The approved development shall be undertaken thereafter strictly in accordance with the approved details. Reason: To ensure that the approved development is carried out in a manner that safeguards the significance and traditional character of the associated listed building and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |

Notwithstanding the details submitted with the application, the north (High Street-facing) elevation of the development hereby approved shall incorporate a painted timber window, with cill, of traditional casement form beneath a false timber lintel, complete drawn details of which, including opening configuration(s), in elevation, at a scale of 1:20 shall be submitted to, and approved in writing by, the Local Planning Authority prior to installation of the window on site and the approved development shall be undertaken thereafter strictly in accordance with the approved details. Reason: To ensure that the approved development is carried out in a manner that safeguards the significance and traditional character of the associated listed building and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |

Notwithstanding the details submitted with the application, and prior to the installation of windows, glazed link structure and external doors and the application of final external decorative finishes in respect of the development hereby approved, a full external finishes Schedule, to include intended finishes for fascias, false timber lintels, windows, glazed link structure and external doors, with colours expressed as RAL nos. or demonstrated by colour swatches, shall be submitted to and approved in writing by the Local Planning Authority and the approved development shall be undertaken thereafter strictly in accordance with the approved details. Reason: To ensure that the approved development is carried out in a manner that safeguards the significance and traditional character of the associated listed building and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |

Notwithstanding the details submitted with the application, the rainwater goods to be installed as part of the development hereby approved shall be of 'Heritage Range' black painted cast aluminium. Reason: To ensure that the approved development is carried out in a manner that safeguards the significance and traditional character of the associated listed building and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |

This consent relates only to the details shown on the submitted plans, numbers FLIT-10-001, FLIT-10-002, FLIT-10-010, FLIT-10-011, FLIT-10-012, FLIT-10-013, FLIT-10-020, FLIT-10-022, FLIT-10-023, FLIT-10-024, FLIT-10-026, FLIT-10-027, METH-10-025 and METH-10-021.
