Conditions or Reasons:
1) The proposed dropped kerb, creation of access and associated removal of the linear, mature hedgerow and grass verge which characterises the streetscene, screens the existing built form and is a key feature and continuation of the village character of the area, is considered to have a detrimental impact on the landscape, character and appearance of Station Road, and subsequently is contrary to policy DM3 of The Core Strategy and Development Management Policies (North) 2009 and NPPF Section 12.
