Conditions or Reasons for Planning Application - CB/20/01532/FULL
Conditions or Reasons:
1) The proposal by virtue of its siting, scale and design, would not match the exisiting grain of development and would cause significant harm to the character and appearance of the area. The proposal would be contrary to Section 12 of the NPPF (2019) as well as Policy H2 and BE8 of the South Bedfordshire Local Plan Review (2004).
2) The proposed development fails to make adequate provision for a safe and convenient vehicle access which due to its width does not comply with the authority's adopted supplementary guidance and if approved would result in an insufficient access to serve the development and additional hazards for users of the highway and the proposed access.

Reason: In the intrest of Highways Safety.
