Conditions or Reasons:
3) Development shall not begin until a scheme for protecting the proposed dwelling from noise from the public house and industrial estate has been submitted and approved by the local planning authority. Any works which form part of the scheme approved by the local authority shall be completed in full before any permitted dwelling is occupied.

Reason: to protect future residents from excessive noise and to safeguard the interests of local businesses.
7) A scheme shall be submitted for approval in writing by the Local Planning Authority indicating the positions, design, materials and type of boundary treatment to be erected. The boundary treatment shall be completed in accordance with the approved scheme before the building is occupied and be thereafter retained.

Reason: To safeguard the appearance of the completed development and the visual amenities of the locality.

8) No above ground level development shall take place until details of the materials to be used for the external walls and roofs of the development hereby approved have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality.
