Conditions or Reasons for Planning Application - CB/20/01590/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those stated on plan No. EBD-016 Rev I.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, number EBD-016 Rev I.

Reason: To identify the approved plan and to avoid doubt.
4) The development hereby permitted shall only be used for purposes incidential to the enjoyment of No. 2, Maulden Road, Flitwick and shall not be used for any commercial purpose unless planning permission is given by the Local Planning Authority under an application submitted for that purpose.

Reason: To prevent the development being used for commercial purposes to the detriment of the neighbouring occupiers and highway safety. (Section 12, NPPF)
