| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Notwithstanding the details given in the application all roofing materials, including clay pantiles and ridges shall be approved in writing by the Local Planning Authority prior to the commencement of any work of construction on site either by way of :- i) samples of all intended roofing materials made available on site for Local Planning Authority inspection ii) a full roofing materials photograph submission, with all sample products (Manufacturer and product name) clearly identified The approved development shall be undertaken in accordance with the approved details Reason: To ensure that the approved works are carried out in a manner that safeguards the significance and traditional character of this listed building and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |

Notwithstanding the details submitted with the application, and prior to the application of final external decorative finishes in respect of the development hereby approved, a full external finishes Schedule, to include intended finishes for windows and external doors, external timberwork and render, with colours expressed as RAL nos. or demonstrated by colour swatches, shall be submitted to and approved in writing by the Local Planning Authority and the approved development shall be undertaken thereafter strictly in accordance with the approved details. Reason: To ensure that the approved works are carried out in a manner that safeguards the significance and traditional character of this listed building and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |

Notwithstanding the details submitted with the application, the rainwater goods to be installed as part of the development hereby approved shall be of 'Heritage Range' black painted cast aluminium unless otherwise agreed in writing, and in advance of installation, by the Local Planning Authority.
Reason: To ensure that the approved works are carried out in a manner that safeguards the significance and traditional character of this listed building and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |

Notwithstanding the details submitted with the application, any works of internal and external 'making good' required as a result of the implementation of the development hereby approved shall be undertaken using materials and finishes appropriate to, and in maintenance of, the traditional character of the building.
Reason: To ensure that the approved works are carried out in a manner that safeguards the significance and traditional constructional character of this listed building and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |

The approval shall be constructed on the basis of the level of the garden room as shown on the approved drawing relative to the main house, unless otherwise agreed in writing by the Local Planning Authority.
Reason: To ensure that an acceptable relationship results between the new development and adjacent properties. (Section 12, NPPF) |

The building shall only be used for purposes incidental to the enjoyment of the dwelling.
Reason: To prevent the introduction of an inappropriate use harmful to the residential character of the area.(Section 12, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, Location Plan Rev A June 2020, Site Plan Rev A June 2020, Proposal alterations Rev A June 2020.
Reason: To identify the approved plan/s and to avoid doubt. |
