Conditions or Reasons for Planning Application - CB/20/01606/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details given in the application all roofing materials, including clay pantiles and ridges shall be approved in writing by the Local Planning Authority prior to the commencement of any work of construction on site either by way of :-
i) samples of all intended roofing materials made available on site for Local Planning Authority inspection
ii) a full roofing materials photograph submission, with all sample products (Manufacturer and product name) clearly identified
The approved development shall be undertaken in accordance with the approved details
Reason: To ensure that the approved works are carried out in a manner that safeguards the significance and traditional character of the listed building. (Section 16, NPPF)
3) Notwithstanding the details submitted with the application, and prior to the application of final external decorative finishes in respect of the development hereby approved, a full external finishes Schedule, to include intended finishes for windows and external doors, external timberwork and render, with colours expressed as RAL nos. or demonstrated by colour swatches, shall be submitted to and approved in writing by the Local Planning Authority and the approved development shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the approved works are carried out in a manner that safeguards the significance and traditional character of the listed building (Section 16, NPPF)
4) Notwithstanding the details submitted with the application, the rainwater goods to be installed as part of the development hereby approved shall be of 'Heritage Range' black painted cast aluminium unless otherwise agreed in writing, and in advance of installation, by the Local Planning Authority.

Reason: To ensure that the approved works are carried out in a manner that safeguards the significance and traditional character of the listed building (Section 16, NPPF)
5) Notwithstanding the details submitted with the application, any works of internal and external 'making good' required as a result of the implementation of the development hereby approved shall be undertaken using materials and finishes appropriate to, and in maintenance of, the traditional character of the building.

Reason: To ensure that the approved works are carried out in a manner that safeguards the significance and traditional constructional character of the listed building (Section 16, NPPF)
6) This consent relates only to the details shown on the submitted plans, numbers Location Plan Rev A June 2020, Site Plan Rev A June 2020, Proposal alterations Rev A June 2020.

Reason: To identify the approved plan/s and to avoid doubt.
