Conditions or Reasons:
1) The proposal, by reason of the excessive scale of development, including the excessive depth and height and unsatsfactory design, would result in a cramped and confined form of development at odds with the existing plot size and surrounding properties. Given the prominant location fronting onto Station Road the proposal would have a detrimental impact on the character and appearance of the area. As such the proposal is contrary to Section 12 of the NPPF (in particular paragraph 127); Policy DM3 of the Core Strategy and Development Management; Policy HQ1 of the Emerging Development Strategy for Central Bedfordshire and the National (2019) and Central Bedfordshire Design Guide (March 2014)
