| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of grant of approval under CB/20/00754/FULL.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
2)
No works shall commence on the external finishes of the dwellings hereby approved until details of the materials to be used for the external walls and roofs of the development shall be submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.
Reason: To control the appearance of the building in the interests of the visual amenities of the locality. (Section 12, NPPF) |

No development above ground shall take place until a plan be submitted and approved in writing by the Local Planning Authority detailing a designated bin collection point on, or as close to, the public footpath/highway as is practical as the collection teams cannot be expected to collect from an area on private land. In addition, the bins etc must not encroach on or cause a hazard or obstruction to the public highway.
Reason: In the interest of residential amenity and to reduce waste generation inaccordance with the Councils's Minerals and Waste Local Plan 2014, Policy WSP5 and the adopted SPD "Managing Waste in New Developments" (2006). |

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), any garage, car port or parking space hereby permitted shall be kept permanently available for the parking of motor vehicles.
Reason: To ensure that off-street parking is retained in the interests of highway safety. (Sections 9 & 12, NPPF) |

The landscaping scheme shall be in accordance with the details submitted and approved under condition 5 of planning application CB/16/00146/FULL
Reason: to ensure an acceptable standard of landscaping. (Sections 12 & 15 of the NPPF) |

The cellular confinement system shall be in accordance with the details submitted and approved under conditions 6 and 7 of planning application CB/16/00146/FULL
Reason: To ensure the protection of the trees to be retained, and to avoid unnecessary damage to their root systems. (Section 15, NPPF) |

The tree protection measures shall be in accordance with the details submitted and approved under condition 8 of planning application CB/16/00146/FULL
Reason: To prevent damage to trees. (Section 12 & 15 of the NPPF) |

The first floor windows in the west side elevations of Plots 1 & 2 of the development hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through it at all times and shall be non-opening, unless the parts of the windows which can be opened are more than 1.7m above the floor of the rooms in which the windows is installed. No further windows or other openings shall be formed in the west side elevations.
Reason: To safeguard the privacy of occupiers of adjoining properties (Section 12, NPPF) |

The integral bird boxes shall be in accordance with the details submitted and approved under condition 9 of planning application CB/16/00146/FULL
Reason: To create opportunities for biodiversity within the development. (Section 15, NPPF) |

The final ground and slab levels shall be undertaken in accordance with the details submitted and approved under condition 11 of planning application CB/16/00146/FULL
Reason: To ensure that an acceptable relationship results between the new development and the adjacent trees. |

The cycle parking shall be undertaken in accordance with the details submitted and approved under condition 12 of planning application CB/16/00146/FULL
Reason: To ensure the provision of cycle parking to meet the needs of occupiers of the proposed development in the interests of encouraging the use of sustainable modes of transport. (Section 9, NPPF) |

The development hereby permitted shall be undertaken in full accordance with the Council's adopted 'Construction Code of Practice for Developers and Contractors' https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.

No building shall be occupied until the junction of the proposed vehicular access with the highway has been constructed in accordance with the approved details.

Provision shall be made for the provision electric charging points for both Plots 1 & 2.
Reason: To assist with the transition to low-emission vehicles in line with paragraph 10 of the National Planning Policy Framework (2019) |
15)
The proposed vehicular access shall be surfaced in bituminous or other similar durable material (not loose aggregate) for a distance of 5m into the site, measured from the highway boundary, before the premises are occupied. Arrangements shall be made for surface water drainage from the site to be intercepted and disposed of separately so that it does not discharge into the highway.
