Conditions or Reasons:
1) There is a lack of adequate provision for space within the site for the parking of additional vehicles clear of the highway. The development if permitted would be likely to lead to additional demand for on-street parking which is contrary to highway safety and the free flow of traffic along the highway. It is in conflict with policies DM3 and CS4 in the Core Strategy and Development Management Planning Document dated 2009 the National Planning Policy Framework 2019 and the Central Bedfordshire Design Guide.
