Conditions or Reasons for Planning Application - CB/20/01722/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in accordance with the approved details and as follows:

- the use of brick arch lintels above windows and retention of timber where detailed in the revised elevation drawing P011B.
- all external walls of the extension shall be brick and painted white, unless, otherwise agreed in writing by the Local planning authority, to match the retained building.
- all windows and openings to be painted timber.
- roof tiles to be as detailed in the revised elevation drawing P011B.
- retention of the existing boundary wall beyond the extension as shown in the revised drawing P011B.
- the existing openings shown to be blocked up to be finished in painted brickwork to match the retained building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality and to preserve the character of the Conservation Area. (Section 12 and 16, NPPF)
3) The openings in the west flank elevation of the building shall be blocked up in accordance with the approved drawings.

Reason: To safeguard the privacy of occupiers of the adjoining property. (Section 12, NPPF)
4) The building shall only be used for purposes incidental to the use of 79a High Street North as bed and breakfast accommodation and not for any other purpose.

Reason: To prevent the introduction of an inappropriate use harmful to the residential character of the area.(Section 12, NPPF)
5) All ground floor windows shall be fixed so as not to open outwards into the public highway.

Reason: In the interest of pedestrian/highway safety and convenience. (Section 9 and 12 NPPF).
6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, location plan 10/6/20, block plan 28/5/20, 010B, 011B.

Reason: To identify the approved plan/s and to avoid doubt.
