Conditions or Reasons for Planning Application - CB/20/01743/FULL
Conditions or Reasons:
1) Notwithstanding the details shown, within 1 month of permission being issued details of the 3.0m widened junction to the north-east from the existing drop kerb shall be submitted to and approved in writing by the local planning authority, and the approved details shall be constructed within 3 months of approval of the details.

Reason
In order to minimise danger, obstruction and damage to the existing footway and inconvenience to users of the highway and the premises
2) Within 3 months of permission being issued a triangular vision splay shall be provided on the north-east side of the new access and shall measure 1.8m along the fence, wall, hedge or other means of definition of the front boundary of the site, and 1.8m measured into the site at right angles to the same line along the side of the new access drive. The vision splays so described and on land under the applicant's control shall be maintained free of any obstruction to visibility exceeding a height of 600mm above the adjoining footway level.

Reason
To provide adequate visibility between the existing highway and the proposed access, and to make the access safe and convenient for the traffic which is likely to use it.
3) The boundary fence at the south-west side of the site shall remain as shown on the approved plan unless otherwise agreed in writing by the local planning authorityReason

4) Notwithstanding the details shown, within 3 months of permission being issued the vehicular access shall be surfaced in bituminous or other similar durable material (not loose aggregate) as may be approved in writing by the Local Planning Authority for a distance of 5.0m into the site, measured from the highway boundary. Arrangements shall be made for surface water drainage from the site to be intercepted and disposed of separately so that it does not discharge into the highway.

Reason
To avoid the carriage of mud or other extraneous material or surface water from the site into the highway so as to safeguard the interest of highway safety.
5) The landscaping fronting the fence, as indicated on the approved plan shall be non spikey/thorny variety and shall be maintained so as not to encroach into the footway

Reason
For the avoidance of doubt and to avoid inconvenience to users of the public footway
6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC-001 and 2020030-PL010 Rev B.

Reason: To identify the approved plan/s and to avoid doubt.
