| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Section 12, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers RM 19/100.1A, RM 19/100.2E.
Reason: To identify the approved plan/s and to avoid doubt. |

Prior to development, a Tree Protection Plan and an Arboricultural Method Statement, prepared by a suitably qualified arboriculturist, shall be submitted to the Local Planning Authority for approval, based on the recommendations of BS 5837 : 2012 "Trees in Relation to Design, Demolition and Construction". The approved Tree Protection Plan and Arboricultural Method Statement shall then be implemented both prior to and throughout the course of development, with tree protection fencing installed before the commencement of construction works, and this shall then remain securely in position for the entire duration of building works.
REASON To establish a Construction Exclusion Zone around the Oak tree protected by Tree Preservation Order No. 2/1978 (T1) by way of protective fencing and using appropriate methods of working, which would protect the tree roots from activity such as contractor access, plant and material storage, concrete and cement washings, fires etc, all of which have the potential to damage the root system of this tree. |
