Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The golf studio outbuilding, indicated as Building A on the submitted plan PL-01 A, shall only be used for professional golf coaching and golf product services and for no other purpose.
Reason: To control the scope of permitted activities in the golf studio outbuilding and to protect the character and amenity of the local area from inappropriate commercial uses. (Policy BE8, SBLPR and section 12, NPPF) |

The rooms in the outbuilding complex adjacent to the golf studio outbuilding (Building A), indicated as Building B on the submitted plan PL-01 A, shall only be used for activities ancillary to the professional golf coaching and golf product services in Building A and for no other purpose.
Reason: To control the scope of permitted activities in the outbuilding complex rooms associated with the professional golf activities in the golf studio and to protect the character and amenity of the local area from inappropriate commercial uses. (Policy BE8, SBLPR and section 12, NPPF) |

The area of land across the whole of the site frontage measuring at least 2.4m from and parallel to the nearside edge of the adjacent road carriageway shall be maintained and thereafter be kept free of all obstruction to visibility in excess of 600mm in height above the adjoining carriageway level.
Reason: To provide adequate visibility between the existing highway and the vehicle accesses and to make the accesses safe and convenient for the traffic which is likely to use them. (Policy T10, SBLPR and section 9, NPPF) |

No machinery, goods, waste, materials or equipment shall be deposited or stored on the site in the open other than as may be first agreed in writing with the Local Planning Authority.
Reason: To protect the visual amenities of the Green Belt and the open countryside and to ensure that vehicle parking, servicing and unloading areas are available for those purposes at all times. (Policies BE8 SBLPR and sections 12 & 13, NPPF). |

The professional golf coaching and golf equipment services in Buildings A and B, as shown on the submitted drawing PL-01 A, shall only be carried out between: 0700 hours to 1900 hours Mondays to Saturdays and 0900 hours to 1800 hours on Sundays and Bank Holidays.
Reason: To safeguard the residential amenity which the occupiers of neighbouring properties might reasonably expect to enjoy. (Policy BE8, SBLPR and section 12, NPPF) |
7)
The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers PL-01 A, PL02/ Rev. A, PL-03 and PL-04.
Reason: To identify the approved plans and to avoid doubt. |
