Conditions or Reasons for Planning Application - CB/20/01802/FULL
Conditions or Reasons:
1) The proposed development represents inappropriate development within the Green Belt, which is, by definition, harmful to the Green Belt. The proposal would have a greater impact on the openness of the Green Belt than existing. No factors which could amount to very special circumstances to clearly outweigh the harm to the Green Belt, and other identified harm, have been advanced. The proposal is therefore contrary to Section 13 of the National Planning Policy Framework, February 2019.
2) The proposal represents an unacceptable form of back-land development that would deviate from the prevailing form of linear development in the locality of The Rye and would not harmonise with the self-contained development of Wheatfields to the north of the application site. By reason of its excessive bulk, scale and prominant siting, the proposal would be harmful to the established residential character of the area, would not constitute limited infilling and would compromise the openness of the Green Belt. As such the proposal is contrary to Policy BE8 of the South Bedfordshire Local Plan Review and Sections 12 & 13 of the National Planning Policy Framework, February 2019.
