Conditions or Reasons:
2) No development shall take place until a written scheme of archaeological investigation for an open area excavation followed by post excavation analysis and publication, has been submitted to and approved in writing by the Local Planning Authority. The said development shall only be implemented in full accordance with the approved archaeological scheme.

Reason: To record and advance understanding of the heritage assets with archaeological interest which will be unavoidably affected as a consequence of the development. This condition is pre-commencement as a failure to secure appropriate archaeological investigation in advance of development would be contrary to paragraph 141 of the National Planning Policy Framework that requires developers to record and advance of understanding of the significance of any heritage assets to be lost (wholly or in part) as a consequence of the development.

3) Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, a full selection of external material samples proposed to be installed in respect of the new development hereby approved shall be made available on site for inspection by, and written approval of, the Local Planning Authority, including the following:-

- (making good to existing building) - facing brick, including dark headers to be used in pattern, and detail (side door head) brick
- (new build) facing brick and detail (window head) brick
- roof tile and ridge piece (including new dormer window)

The approved development shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To ensure that the development is carried out in a manner that safeguards the historic significance and traditional character of the listed building and to safeguard the character and appearance of the Conservation Area of which the site is also part.

4) Notwithstanding the details submitted with the application, the rainwater goods to be installed as part of the new development hereby approved shall be of 'Heritage Range' painted cast aluminium, details of which shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the constructional phase of the approved development on site, and the approved development shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To ensure that the development is carried out in a manner that safeguards the historic significance and traditional character of the listed building and to safeguard the character and appearance of the Conservation Area of which the site is also part.

5) Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, a full external finishes Schedule, including colours expressed as RAL nos. or demonstrated by colour swatches, shall be submitted to and approved in writing by the Local Planning Authority and the approved development shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To ensure that the development is carried out in a manner that safeguards the historic significance and traditional character of the listed building and to safeguard the character and appearance of the Conservation Area of which the site is also part.
