| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

No development shall take place above slab level, notwithstanding the details submitted with the application, until details of the materials to be used for the external walls and roofs of the development hereby approved have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.
Reason: To control the appearance of the building in the interests of the visual amenities of the locality. (Section 12, NPPF) |

The building hereby permitted shall be removed and the land re-instated to its former condition on or before 14/08/2023 in accordance with a scheme of work previously submitted to and approved in writing by the Local Planning Authority unless, before that date, the Local Planning Authority has granted planning permission for its (their) retention.
Reason: To enable the Local Planning Authority to review the uses, buildings and structures when the permission expires. (Section 12, NPPF) |

The development hereby permission shall not be occupied or brought into use until the parking scheme shown on Drawing No.1004 has been completed. The 6 additional parking spaces shall measure 2.5m x 5.0m each with 6.0m in front of the spaces for manoeuvring into/from the space. Details of the surfacing materials and the arrangements to be made for surface water drainage from the spaces to soak away within the site shall be submitted to and approved in writing by the local planning authority and the parking spaces, surfacing and drainage shall be implemented in accordance with the approved details prior to the development being brought into use.
Reason: For the avoidance of doubt and to provide adequate and workable parking provision and to minimise inconvenience to users of the premises and ensure satisfactory parking of vehicles outside highway limits (DM3 CSDMP and Chapters 9 and 12 NPPF). |

A plan detailing the location and design of appropriate cycle parking to provide 40 additional spaces shall be submitted to and approved in writing to the local planning authority and the approved details shall be implemented within 3 months of permission, and thereafter retained for the purpose of cycle parking.
Reason: To provide additional cycle parking provision in the interests of encouraging the use of sustainable modes of transport. (Chapter 9 NPPF). |

Before the building is first brought into use, an updated Travel Plan shall be prepared, submitted and approved by the Local Planning Authority. The plan shall contain details of: plans for the establishment of a working group involving the School, parents and representatives of the local community pupil travel patterns and barriers to sustainable travel measures to encourage and promote sustainable travel and transport for journeys to and from school an action plan detailing targets a timetable for implementing appropriate measures and plans for annual monitoring and review measures to manage the car parking on site All measures agreed therein shall be undertaken in accordance with the approved Plan. There shall be an annual review of the Travel Plan (for a period of 5 years from the date of approval) to monitor progress in meeting the targets for reducing car journeys generated by the proposal and this shall be submitted to and approved by the Local Planning Authority. Reason: In the interests of highway safety, to reduce congestion and to promote the use of sustainable modes of transport. (Chapter 9 NPPF, DM3 CSDMP). |

The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.
Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 1000 Revised, 1002, 1001 Revised, 1003, 1004.
Reason: To identify the approved plan/s and to avoid doubt. |
