Conditions or Reasons for Planning Application - CB/20/02027/FULL
Conditions or Reasons:
1) The proposed extensions add a harmful mass and bulk to the dwelling which will appear dominant and conspicuous to the detriment of the character and appearance of the dwelling and street scene at a visually prominent corner site. The proposed development is therefore not a high standard of design or layout which is appropriate to the setting, contrary to policy DM3 of the Core Strategy and Development Management Planning Document (2009), the National Planning Policy Framework (2019) and the Central Bedfordshire Design Guide on House Extensions and Alterations (2014).
2) The proposed development fails to make adequate provision for off street parking, and if permitted would lead to an increase in on street parking, thereby resulting in unacceptable traffic congestion and additional hazards to users of the highway. The proposed development is therefore contrary to policy DM3 of the Core Strategy and Development Management Planning Document (2009), the National Planning Policy Framework (2019) and the Central Bedfordshire Design Guide (2014).
