Conditions or Reasons for Planning Application - CB/20/02058/FULL
Conditions or Reasons:
1) The proposed development would, by virtue of its layout and design incorporating an additional dwelling (compared with a previously approved development), result in an intensification of residential use which will have a detrimental impact on the character and appearance of the site and surroundings and fails to demonstrate a satisfactory net gain in biodiversity. The development is therefore contrary to policies CS14 (High Quality Development), CS16 (Landscape and Woodland), DM3 (High Quality Development), DM14 (Landscape and Woodland) and DM15 (Biodiversity) of the Central Bedfordshire Core Strategy and Development Management Policies (2009) and Sections 12 and 15 of the National Planning Policy Framework.
2) The proposal would result in an undesirable and unacceptable form of development due to the siting and design of the dwellings on plots 3 and 4, such that it would have an adverse impact on the privacy of the occupiers of nearby residential properties namely Nos 82 and No 82A Fildyke Road, contrary to Policy DM3 of the Core Strategy and Development Management Policies (2009) and Section 12 of the National Planning Policy Framework.
